Eight addresses, all of them inside the Costa del Sol. This is an overlay on that coast, not a fourth region, and knowing which one you are actually choosing between is most of the decision.
An overlay, not a region
Every address on this page sits within the Costa del Sol. None of them is a separate coast, and the differences between them are smaller in kilometres than they are in daily life.
What separates them is what each one solves. Privacy, proximity, altitude, quiet, visibility: no address delivers all of them, and the ones that claim to are usually charging for the claim. One line each is enough to place them. The rest is a conversation about the week you would actually be living.
La Zagaleta
The benchmark for privacy: a private estate above Benahavís with two private golf courses, an equestrian centre, its own security, and a gate most people in Marbella never pass. Properties here do not advertise; they move through relationships. The cost is distance from everything, and it is a real cost by February.
Sierra Blanca
Gated communities on the foothills directly above Marbella, with views across the bay. Established, liquid, consistently in demand. The address people name when they say Marbella and mean it seriously.
The Golden Mile
The stretch between Marbella town and Puerto Banús. Proximity to the sea and to everything else, and privacy that depends on which side of the road you are on. Beachside or climbing toward Nagüeles is the real decision here, and the two are different products at similar prices.
Sotogrande
A world of its own at the western end of the Costa del Sol: polo, Valderrama, a marina, and European families who have been returning for decades. Deliberately apart from Marbella's social scene, which is the point for the people who choose it. Mediterranean, in Cádiz province, and not the Costa de la Luz.
Nueva Andalucía
The golf valley behind Puerto Banús. More residential, more mixed, better value per square metre than the Golden Mile. Where people live rather than visit.
La Quinta
Elevated, golf-centred, quieter. Views without the exposure of the Golden Mile. It reads as a family address, and the people who buy there tend to stay.
Benahavís
Mountain quiet without distance from the coast. Strictly it is a municipality rather than a single address, and it contains both La Zagaleta and El Madroñal, but buyers use the name as one place, so we treat it as one and say what it covers.
Puerto Banús
Marina, visibility, and the shortest walk to a restaurant on this coast. It suits people who want to be in it rather than above it. If that sentence made you flinch, it is not your address, and there are three quieter ones on this page.
Also on this coast
Properties in the collection also sit in El Madroñal, Guadalmina Baja, Los Flamingos, Altos de los Monteros, La Alcaidesa, Aloha, El Paraíso and Bahía de Marbella. They are not lesser addresses; they are simply narrower, and a line each would not tell you anything you could use.

Who these addresses suit
- Buyers for whom one specific thing is non-negotiable, and who already know what it is. Privacy, a gate, a golf course at the end of the road, a marina within walking distance: these addresses exist because each one solves for a different one of those, properly, and paying for the right one is rational.
- Buyers who will be here often enough for the address to be doing work the whole year.

Who should not buy at these addresses
- Not everyone with the budget for these addresses should buy in them, and this is the part that usually goes unsaid.
- Some buyers are purchasing a name they will not use. The gate, the security, the service charges and the drive are a poor trade for eight weeks a year, and the same money placed differently on this coast would buy more of what they actually came for.
- Some are buying altitude and privacy without having done the drive at night, in the rain, in February, with a car full of shopping. The view is enjoyed in month one; the road is used for a decade.
- And some are buying an address to settle an argument they are having with themselves. That one is not a property problem, and no address fixes it.
- We will say this before a viewing rather than after one. It costs us nothing we would have wanted to keep.

Common questions
Where is Sotogrande, and who buys property there?
Sotogrande is a private residential estate at the western end of the Costa del Sol, close to Gibraltar, within Cádiz province in the municipality of San Roque. It faces the Mediterranean, not the Atlantic, so it is not part of the Costa de la Luz despite the province it sits in. It is known for polo at the Santa María Polo Club, the Valderrama golf course and a marina with serious sailing. Buyers tend to be European families, many of them British, Swiss or Scandinavian, who want a self-contained community with strong sporting infrastructure and schools nearby. It sits apart from Marbella's social scene, deliberately, and that separation is the reason most of them chose it.
What is La Zagaleta, and can you view property there?
La Zagaleta is a private estate above Benahavís with two private golf courses, the Old Course and Los Barrancos, an equestrian centre, its own security and controlled access. It is the benchmark for privacy on this coast, and privacy is also how it trades: a large share of what changes hands there is never publicly listed and moves through relationships between owners and agents. In practice that means what is available at any given moment is not something a buyer can establish from a portal. We will tell you plainly what we can see and what we cannot at the time you ask.
Is Benahavís an address or an area?
It is a municipality, not a single address, and it contains several distinct places including La Zagaleta and El Madroñal. Buyers and agents nonetheless use “Benahavís” as if it were one address, which is workable as long as everyone knows what is inside it. What the name reliably signals is mountain setting, quiet, and a short drive rather than a long one to the coast. What it does not signal is a price point, because the range inside the municipality is very wide.
Are prime addresses a better investment than the rest of the coast?
Not automatically, and treating the address as the investment is a common way to lose money slowly. The established addresses do tend to hold demand better in a soft market, which is a real advantage. Against that sit service charges, security costs and the maintenance of a large property, all of which run whether you are there or not, and none of which is recovered on resale. An address used four times a year is an expensive way to own a name. The buyers who do well at this end are the ones who are actually there.

There is no order of merit here, and anyone who gives you one is describing their own stock. A short conversation about what your week has to do is usually enough to remove five of these eight, which is more useful than a shortlist of all of them.
